How does a manufacted home work?

We're looking to buy our first home. My husband wants to buy land and then get a manufactured home put on it. Does the manufactured home company put all the electric in, dig wells, do the septic system, ect or do you have to hire a lot of different people to prepare the land? Does it depend on the company? I was just wondering what all different costs would be associated with this. If it's just the mortgage and cost of land or a lot more. Thanks for the help.

  1. Some will help with utilities.  Most don't .  They haul your new home to the land and set it down.  It's yours.  "Mobile" homes are more like refrigerators than houses when it comes to value. They are worth a little less every year. But they are wonderful places to live and modern ones are just like a house.

    Hire a contractor to connect you to septic and water and electric.  At the water and electric company they are very helpful. They want you to do this right.  Same with septic installation which will need a permit.


  2. Land, septic, home... more stuff for home, lot clearing, taxes, fee's... surveyer costs... fee's to test land for compaction - price of land not being good for compaction...

    Seems to get costly, but manufacturer'ed and mobile would be the way to go.  Although most people I know live in a different house as they had their home put in.  As for plumbling, etc... Check websites - and I'd suggest checking lots of them. :) .. My parents are in a legal issue with one of them because their roof is cracking and they failed to ever finish the house, lol...

    Note : You'de have to talk to a dealer themselves, figure out what kind of home you wanted, figure out what is included, etc etc.  Most likely tho your going to get discouraged... but, everything is cheap right now so weigh your costs and go for it. ;)  I'm going to buy some land next to the mountains and build my own home here pretty soon.

  3. You mean a trailer house? They're c**p. Believe me...you'lll be lucky the roof doesn't leak come the first good rain storm.
