  1. It depends on your landlord/landlady.

I used to have rental properties and I was very particular and very strict.  I always ran background checks, criminal and credit.  I always checked up on references they gave me  and I did know if the references were a "set-up"..several people tried that one.  The rent had to be paid on time, if it were not I added a penalty.  Fortunately, I only had to do that once in the six years I owned the properties.

I rented property when I was younger and always paid on time, never missed once.  Always kept someone's property clean,. neat and tidy.

I always treated my tenants fairly.  Fixed any problem they had immediately, gave them a moving in gift and bought them all gifts at Christmas.  If we had barbecues at the house our tenants were always invited.

Good luck - hope you find somewhere soon.

  2. I'm a landlord with 2 apartments that I rent out.  My goal is to get good people in the apartments who will enjoy where they live, keep the place neat and clean, have respect for their neighbors, and pay their rent on time.

Having said all that, our screening process includes first a face-to-face meeting with a potential renter.  If the renter likes the apartment and wants to start the application process, there is a detailed application to be filled out.  I check ALL information - credit, employment, background, criminal history - everything.  If you are a first-time renter, we may also speak to your parents and have them co-sign your lease, just in case something were to happen with regard to your ability to pay your rent.

So far we've enjoyed nice people living in our apartments, so I guess we're doing something right.

  3. I don't think that credit is a huge factor.  That would really come in to play when you want to buy a house and you apply for a mortgage.  Landlords just want to know that financially you will be able to pay the rent every month.  Also, they want quiet, respectable people living in their building who will get along with the neighbors and not ruin the apartment.
