  2. A "lis pendens" is a notice of pending legal action. It creates a "cloud" on the title to real estate, and in Pennsylvania a lis pendens is filed in the office of the Protononotary in the Judgment Index.  A lis pendens is effective for the length of time of the litigation, that is to say, until such time as judgment is rendered or the litigation is discontinued.

  3. A notice of lis pendens simply places others on notice that there is legal action involved with the property.  It will be removed when the legal issue is resolved.
