  2. Yesterday, in any state when the mortgage is due the process must be started or you can not claim lost payments.

      File as soon as possible.

    Start with a notice to the tenant by mail that they are over due, if they don't respond it 5 days go to court and get the summons and complaint started in notice to evict.

  3. Do a web search for "indiana forclosure law".  The answer is, it depends.

    The loan documents should say when the loan goes into default.  There is a 3 to 12 month delay between filing suit and proceeding with foreclosure, unless the lender gets a waiver to do it without delay and gives up the right of a deficiency judgement.
