How long notice?

I rented an apartment for one year and just re-signed a lease for another year ('09). We already paid most of the down payment (?), but still have a couple hundred dollars that still need to be paid. Now the landlord wants us out in .. 24 days. Is that legal? Is it 3 weeks notice or 3 months notice? Because this is sudden and I did not see it coming. I am living in Ontario, Canada. THANKS!

I'm very puzzled why you are paying a "down payment" when you are only renting.  Regardless, the landlord cannot just give you 24 days notice.   What day does your first lease expire?  It sounds like the landlord isn't giving you notice. He is just not renewing the lease and is asking you to vacate when the lease expires.

    Get hold of the Ontario Tenancy Act and go through it with a fine toothed comb.  You probably also have a Residential tenancy advocate agency that you can call to get further information.

    In the case of month to month tenancies landlords are obligated to give 2 months notice.  Some places it may even be 3 months.  But certainly not 24 days.  However, in your case you are talking about a one year lease.  If the new lease is now in effect I think the landlord is on shaky ground trying to get you out in 24 days.  If he's in fact breaking the lease you may want to see if you are eligible for financial consideration (like moving expenses)
