Question:

How long will it take to build my own home? I already have the land, more details inside

So, my hubby and I have two options to add a manufactured home in our huge backyard, theres already a manufactured home in the front for my hubbys family to live. In a way we want to just buy a nice, new manufactured home and add it in the back(since its quicker, and there are really nice ones) it takes 3-4 weeks for a home like that to be completed. But if we were to build our own, honestly how long would it take? My father who is helping us, makes it seem like it won't take long, because in our families every man works in different type of construction, but what do you people think that it will still take a while? Or should we just add the manufactured home? At the moment my hubby and I are very desperate to move out from my in-laws house we can't take it anymore(especially me) we need our privacy.

I've build several of the homes in which I've lived and the amount of time it takes to build them varies based on what you are building and where.  My home in KY was a walk-out ranch, 3 bedroom, Master suite with bathroom, living room, dining room, eat in kitchen, great room and family room finished, finished 2 car garage, deck, with unfinished basement and laundry room.  It was only about 2,000 square foot, needed no engineering, city water, city sewer and all electric.  This took about 6 months to build from the ground up (grading, removing trees, pad preparation, forms poured, framing, etc.)  The other home I built was much larger square footage, was built in a city with more permits and code enforcement inspections and had more bells and whistles, besides the fact that it was a 2 story house.  That took nearly a year.  But, it was also built during a period of time that there was a construction boom and finding licensed, bonded, experienced tradesmen who were available for the project was difficult because they were so busy.  If you have the skilled trades available in family members, I still say it will reasonably take about 6 months to build a small single story home on your property if only to pull the permits, garner the materials, have the inspections, contend with weather delays, unforseen problems, etc.


  2. A house is a better investment you will have a better home for about the same amount of money. Manufactured homes are suprisingly more expensive then i thought we were looking at doing the same thing.  You would probubly be happier in the long run with a house but you are looking at more then a few weeks.  My Ex in laws had a house built and it took 3 months but I guess it really depends on the contractor and the builing permits required.  I would say stick it out if you can aand get a house.

  4. It all depends on big you want it to be and what type of things you want inside somethings take half a year just to get to you

Before you start putting money on a premanufactured home or start digging a new foundation.  Do a little research from your City/County to see if you are allowed to put another home on the property.  Some zoning will not allow you to have a separate power and sewer feed if it is on the same legal plot of land.  Who owns the land, does he own it or his family?  If it is under his family, should there be a dispute, your rights to your house could be compromised.  Human nature is unpredictable and how would the in-laws react if you put a much nicer home in comparison to theirs?  If other family members are putting in their work into this construction project, how are they billing you and how are they being paid?  It's just things for you to think about, it's much easier to decide now than after the fact.  

    Sorry to digress, but to answer your question, a typical track house can take around 6-9 months to build in the city where there are inspections required.
