How much (average) should it cost for architecture plans to remodel attic into 2BR + Bath and enlarge MBR?

I know this will vary by location and experience, etc...but what should we estimate into our remodeling costs for the architect plans?

since it is a small job, you should approach a builder to do it all for you.  That way he will "absorb" the drawing fees in his contract.  He will get the drawings, permit and build it for you.  A drafter will generally get around $5-7/sf.  If you hire an architect, it could get a lot more expensive, and he will probably want to do more than what you originally planned.

They used to get 10 to 13 per cent of the completed project....say yours runs 50,000....he will want at least 5 grand , I haven't been around a good one for a while.....so forgive if I'm all wet.......we use just a draftsman with good idea's to get us through the building departments.    Have fun kids.......enjoy
