How much can my landlord raise my rent?

Hi

I just got an apartment in the Bay Area for $900 a month. I was talking to the apartment manager and he said that the same apartments are now going for $1020. He didnt say anything about increasing my rent, since I am locked into a lease till March 2009.

However, I wanted to know that if there is a limit on how much the rent can go up every year or is it up to the landlord?

  1. If a landlord wants to increase your rent at the end of a lease term, there is no limit to the increase. It's his property and he doesn't have to rent it at all if he doesn't want to. But, for increases greater than 10%, you must be given 60 days notice. Less than 10% and it's just 30 days.
