Well rules may differ from Country to country, but I am not sure there is a law stating that a landlord can only increase rent by a certain amount or percentage.  If you feel your landlord is being unreasonable, find a new place to live would be my recommendation.

Because there are no rent control provisions in Sydney the landlord can charge "what the traffic will bear" meaning there is no limit to what the monthly rent can be increased except the competition from similar properties.
