The housing bubble was caused by many factors such as:

- Cultural changes such as increased divorce rates, singletons living alone.

- Immigration.

- Speculation and investing.

- Cheap Credit allowing people to buy more than they could afford.

- Rich foreigners moving to UK.

How much did each factor contribute to the bubble? Did BTL investors increase prices more than immigrants?

    4% - Cultural changes

    2% - Immigration.

    42% - Speculation and investing.

    42% - Cheap Credit allowing

    10% - Rich foreigners moving to UK.
