How much do the fees cost when buying a house?

So I believe you have survey, searches, solicitors; but roughly how much is it from putting in an offer up to exchange of contracts? Basically I'm curious to know what it would cost someone to do everything then pull out just before exchange?

  1. My solicator fee was about £700 and the survey was £800.

    Mine took a while to go through as the solicator was very slow and I had the esate agent on my back as the seller was.


  2. Not all fees are the same and they vary from lender to lender. You should always shop around to get the best possible loan and interest rate before you buy any property. Every lender must provide you with a “truth in lending statement “that will give you an estimate of what fees are associated with their loans products. Before you commit to any loan or contract make sure to do your home work.  Remember to ask questions, if you’re not sure or if you think the fees are too high, ask them if they can do better? If they can’t do better, shop the loan around, if no one can do better, then you will know roughly what your fees will be. If you want to estimate you can figure about 1.7%-2% of the purchase price of the property.
