Question:

How much do you think my house is worth.?

My house is in Sugarland, texas. ( right outside of houston)

It is 3,200 sp.ft. with $30,000 in upgrades. etc- corion countertops, balcony, oversized lot.... It is a 2 story home I have 4 bedrooms, 3.5 bathrooms. It is in the middle of the cul-de-sac with a lot size of 95x120. It is in the heart of sugarland. it was built in 2005 by dr horton/emerald. It is full brick with a 3 car garage and has something called a texas lanai ( a sitting area instead of a back porch.

Does anybody have any idea, because i was cheated by past realtors and i want to try and see if i can sell this by-owner.

  1. There's no way to answer your question unless we lived in your area. I am formerly from Southern California and just recently moved to a lake resort community on Kentucky Lake to retire. I can assure you there is a $200,000 to $400,000 difference in values between both states. I have always sold my own properties and would never consider a real estate agent. Three houses I had for sell in California sold within one month, one to the first person that walked in. I know I do not have to tell you the amount of money you will save by selling your own home. What I have found that works to come up with a fair market price is grab all the local real estate listing books and scan them for comparable houses to start forming a value, next contact several big name agents and ask them for the comps in your area, they will jump to action thinking you are a potential client, you may have to put up with some annoying phone calls but simply tell them you decided to list it yourself and ignore their response and BS about how you are making a mistake. Next find yourself a local and dependable escrow/title service that will do the title search and help guide you through the process. It's really very easy.

    I see you are getting at least one agent responding to your question with a lecture already, don't let it bother you. They say they work hard, you tell me how hard is it to put your listing on the MLM service and make some flyers for the box out front of your house that my 6th grader could do. Then they have the caravans of agents come by to show your house and you know how exhausting that is.

    One last thing, yes you can get a appraisal but they are based on sold homes within a certain mileage of your property and the agents comps will do the same thing with no cost to you. Keep in mind the agents comps are only for you to use to determine the value of your house. I have never based my for sale price on the agent comps and in fact have always sold for more.

It's an extremely crazy housing market right now and a realtor could be your ally this time.  Try www.zillow.com and also call the County assessor.  Neither are going to be spot-on accurate, but it will give you a ball-park figure to start.  You can also tell the realtor you want to see all the comps in your area and review them yourself.  Values are changing practically every day right now!!

    Also, it's not just what someone is willing to pay for it.....people need mortgages to buy houses (most of us) and mortgage companies require appraisals.

    check out these homes and see if any of them look close to yours... the range from 900,000 to 530,000 depending on what you have......

  4. I looked at a home that was built in 2002 with 4bd, 2ba, 2,322 sq. ft. with a 6,600 sq.ft. lot - the list price was $249,900. I then took the list price and divided it by the square footage of 2322 = $107.62/sq.ft.

    3200 sq.ft. x $107.62 = $344,384

    This wont' be completely accurate due to your exact location, what other houses have SOLD for that are comparable to yours, etc.

    A good website is zillow.com

    They have a tool called a zestimate that may assist you with an online estimate.

    Always remember, it doesn't matter what the home is worth - it depends on how much someone is willing to pay for it.

  6. Do you really think you will be able to sell your house by yourself when you don't even have an idea what it's worth?

    The information you have provided isn't enough to tell you what it's worth but I can tell you this:  Since the home is only a few years old there are two likely scenarios, either your purchased it directly from DR Horton or you purchased it from the person who entered into the contract to build with DR Horton.

    I don't know about the Sugarland market but where I live home values have returned to 2003 or 2004 values.  If you purchased it directly from DR Horton, you probably entered into a contract to build sometime in 2003 or 2004.  If this is the case, your home is probably worth about what you entered into the contract for or slightly less.

    If you purchased from an individual or couple after it was built in 2005 it is probably worth much less than you bought it for.

    As you know, it's a tough market pretty much everywhere right now.  If you think you can handle it I suggest trying to sell it yourself and save some money.

  7. You don't want to mis-price your property, especially in this market, so get an appraisal before putting it on the market. No one here can give you a reasonable idea of what your house is worth because home prices vary widely by location, amenities, condition, etc.

  8. Cheated by past Realtors? Maybe you think your place was bulit with gold plated nails, but are mistaken? Maybe it's you that cheated the Realtors after they spent their hard earned money to market your property that wasn't worth what you think it is. ..

    Listen, this is a world wide forum, how the heck are we going to know your market. If you are so good at selling your own home, then why don't you already have the answer? Do you're own homework, stop being CHEAP and trying to get everything for nothing!
