How much would it cost to rent per month.

2 bedroom, 1 washroom, with a kitchen obviously.

Are utilities usually included. Will the owner tell if they are not.

Does it make sense to own if not living there during summer.

What if I am still 17 on the move-in date. And my roommate is 18. Then what happens. Will it go in her name or split. Will my parents need to sign something. They don't mind I just need to know. Is it bad to share a room before I am 18. Even if with a good friend. We will split the cost.

Well over a thousand. You're looking at the business and clubbing sectors of Toronto. I'd be very surprised if you end up with a rent that's in the low thousand.
