You are buying an investment (a business is an investment), and you generally valuate a business on the profits it produces.  Use a multiple of sales, or net profits, depending on the industry.

A higher multiple comes about the harder it is for someone to start on from scratch.

Or, guess at the annual profits, and calculate it as an annuity.  Microsoft Excel will show you how.
