There really isn't an average, at least not one that means anything.

Mall rents are often based on a formula that includes a basic monthly fee PLUS a percentage of sales.  Since different kinds of businesses have different cash flows and profit margins, that formula can be pretty complicated.  (A restaurant has a huge cash flow, but a small profit per sale.  A jewelry or furniture store is likely to have the opposite situation.)  

If you are seriously thinking of opening a business at the Boca Town Center or any other mall, you should plan on sitting down with the mall operator (Simon, in this case), and discussing your particular situation.  As you have said, size is one issue.  So is location within the mall.  Being next to a "hot" store is worth more than being next to one with little foot traffic. There is also the question of how your business fits in with the rest of the mix.  No mall wants 10 stores with exactly the same items.  But they might cut you a break if they think you add something exciting and new.
