How much is too much to spend on a gunite pool?

What is the maximum percentage of your house value that you should spend on a pool? If you house is worth X, what percentage of that can be spent on a pool without overbuilding for the value of your house? I already know it has a lousy return on investment, but we aren't planning on moving anytime soon - if ever. (Does the amount of equity you have also factor into this decision? We have about 40% equity built up.) Does anyone have a good answer? Thanks in advance!

Only you can truly answer that question.  Don't do it because you expect it to increase the value of the house.  It won't.  Not only that, but some people won't even look at your house because it has a pool that needs to be maintained (or they have very young children, or no children, etc.).  A pool is almost always a waste of money from an investment point of view and almost any amount is too much.

    If you want a pool and have the money, then put a pool in and enjoy it for years and years.  Don't overthink it, especially if you know you can stay in the same house for many, many years.
