I am looking for a rough estimate on a 1300 sq ft. brick home in the south worth 134K

  1. Don't try to get ballpark quotes from other homeowners.  Insurance is based on the unique features of the house, a person's credit, and many other variables that may or may not apply to you like pets, occupation and valuables.  Plus they could be way underinsuring their house (TONS of people do this), leading you to believe the insurance should be lower.  The best way to get an ACCURATE quote for YOUR house is to contact some insurance agents.

OK, most policies don't base it on what it's WORTH to sell - it's based on how much it will cost to FIX, as that's what most policies have to pay.  Figure, $200 a square foot for the average house to fix, you're looking at $260,000 for replacement cost - maybe less in some areas, but surely not anywhere near $134K.  

    If you're in Florida, that's probably going to cost you about $12,000 a year, for homeowners, wind, and flood.  If you're in Houston, about $4,000, for homeowners with wind, and a seperate flood policy, if you're in a high risk flood zone.

    If you're south, like Arizona, and a low risk area, maybe $1200 a year.  

    It also depends on your credit score, how old the house is, what it's made from, any prior claims, and how far you are from a fire department.

    Bottom line - the range for this is most likely between $1,000, and $12,000.  Not much help, I know.  There isn't a real short cut, you're going to have to go to a local agent and shop around.
