I'm in the UK. How much notice does my landlord need to give if she wants to visit, and does this need to be written or is email ok? Can I refuse entry to my landlord? Please only answer if you know - don't just tell me to check my tenancy agreement.

  1. 24 hours, you can't refuse entry.

    If they just show up and knock on the door you can let them in if you want, but you can refuse to do so.


  2. even though your landlord owns the property, they still need your permission to enter, and they must make an appointment that suits you

    you cannot refuse them entry, because they might want to inspect the property for damage, etc, but they have to get your permission

  3. The Landlord has right to visit the property, they retain the right of entry at all times as they own the property. The Landlord is required to give 24hr written notice if you are on an Assured Shorthold Tenancy; which is the most likely, but due to a revision of the communications act this does include email as written notification. The only time this is not the case is for serving notice and a clause should be included that states this must be done in written form sent via recorded post or hand delivered.

  4. In the eyes of the law, reasonable notice,which is a large variable,requesting permission at your convenience of course. You must not with hold permission unreasonably. If you do she can get a court order.

    Can be a phone call,letter or email. Prefer letter as you then have a hard copy should there be any dispute.
