How much should i charge in rent?

it's a 2 bedroom 1 bathroom 1 kitchen brand new paint job inside and out, new ceramic tiling in the living room & dining room its a small cute house and the population of the town is 7,408 people. Good backyard, plenty of room for kids to play maybe put a pool & trampoline in or something.

  1. Man, if you're going to charge $650.00/month, I'll move in! That's an absolute steal! Check the real estate section of your local newspaper for comparable rental properties and go take a look at these if possible to gauge your asking price.

  5. Not trying to be flip, but you should charge whatever you can get.  What do similar houses in your same area go for?  Take a look in the paper.  Drive your neighborhood.

    Is your place nicer than the comparable ones?  Charge a bit more.  Is your place not as nice? Charge a bit less.

    The price is going to be very different here in Los Angeles ($1800 in my neighborhood) than in Billings, MT (about $900) for example.


  6. You are leaving out the most important part - WHERE is this house located?  I mean, If you are near a city like San Francisco or New York, that means more expensive rent than if you are in the midwest or in the middle of nowhere.

    See, to the anwers above me, the $600 range seems way too low (but I live in an expensive area - you can't even get a studio for that price.  I'd say at LEAST $2000 in my area for 2 bedrooms).  It all depends on the area and comparable rents.
