  3. depends where you live a neighbour had there house extended two storey and it cost about £20000...that was in west london....

  4. So, 64 square metres. On the assumption that the site is not too difficult (i.e. they don't have to carry all materials through the house to the back or use a crane, planning and building regulations are straightforward etc.) I would estimate around £2000 - £3,000 per square metre. If you want expensive fittings (£25000 kitchen or gold taps) the sky's the limit.

    Get estimates don't take lowest as he is probably useless or about to go bankrupt, don't take the highest as he is overpricing because he is too busy and won't give your job all his attention. Take middle one and be prepared for plenty hassle.

    Can't advise on builders - try to get recommendations from friends and neighbours.
