Beware if you are planning to plant anything on the land afterwards... No one can literally pull this much area in weeds and eliminate the problem..so they more than likely will have to spray a total foilage killer to do so..Certain type of weed killers target only certain species of weeds so they certainly will not be able to identify every species of weed and purchase multiple killers...If they spray a total foilage kill..then nothing will be able to grow there for a year or two..You live in Texas..I am from central Texas and  we always kept about 2 goats per acre for this reason, to control the weeds..You can put an ad in craigslist.org for free grazing for a cou[ple goats and they will gladly bring a couple over to let them graze it down..then again spanish goats in Texas only cost around 60.00 apiece so I would buy a couple  ansd let them graze..If you decide you want to keep them or even just one..then you will be set for control for life...Make sure you have a good fence for the goats are smart as far as escaping..If you dont want the goats afterwards..simple resell them on craigs list after the problem is gone..You would spend this much on foilage killer alone, much less poisioning the ground aspect.
