How much should this house be rented out for?

The house is in a very quiet suburban neighborhood in the bay area (Fremont, near San Jose).

There are 2 bedrooms, 1 master bedroom, a living room, a kitchen, and 1 bathroom. It is a one story house and each bedroom is approx. 9x10 ft. and the master bedroom is a little bigger than that. The living room is approx. 15x18 ft.

2 bedrooms (separated by the other rooms), a garage, and the backyard are where the homeowners live. No kids, and pets are negotiable.

The reason I'm asking this question is because my dad is renting out this place for just $900 a month, utilities included, and the current renters are absolutely horrible and they should be moving out soon.

Is there a way to get accurate rent prices? I know it's worth a whole lot more than $900/month! My guess is around $1700-$2000/month, plus utilities.

  2. Tenants should be paying their own utilities It's going to be hard to rent if your saying no kids. Who needs a three bedroom home if they don't have children. A not pet policy is not unusual. My daughter lives in NC and rents a 4 bedroom home and is allowed her dog. She pay $795.

    I have a brother that lives in San Jose, I know rents are high there.

    My guess is you should get between $1000 and $1300.

  4. Come on now, 3 bedrooms, ONE bath, 900-1100 maybe, plus they pay their own utilities, but 1700- 2000 that's a bit steep and then no kids, but pets are negotiable. I don't think so.
