How much time/work is entailed in presenting an offer on a home?

this is my 3rd q of the night..seriously..how much time/effort/work is put into actually presenting an offer on a home..cause I'd like to be making a few low offers a week but feel bad making the realtor work hard for a "long shot" can i present an offer on my own?

  1. Each offer takes the time of at least 5 people.    Your agent.   Their agent.  You.   Them (can be multiple people and their attorneys).  Your loan officer, who has to get your preapproval done.   Also, your banker could be involved if proof of funds is required (common with bank owned).

    You have about 25 pieces of paper that have to be faxed to you for signature, then to the selling side.

    Your agent may do a boiler plate for you, making it quick to print up the offer.

    Your loan officer may have issues, as you need to qualify for each offer and you may not have enough money to qualify for dozens of properties at once, which could happen in your case, you are obligated to purchase multiple properties.    I know I can only handle 2 outstanding at a time....and even then people moan and groan.

    Unless you have a license and work for a broker it is not legal for you to present offers.   Even if you did you are only effecting that one person, there are several involved.


  2. .    To get an offer accepted it used to take 3 hours of my time while we sat down with the sellers and worked out a deal. Didn't matter if the offer was high or low, the goal is to get the best counteroffer you can.  

    Now it takes 2 minutes.  I never meet with the sellers.  I put the offer in the fax and send it off.  We get an answer the next day.

No.  You don't get to present any offers 'on your own' unless you are offering on a 'for sale by owner' property.  Depending on the custom in your state, your agent will either present the offer to the listing agent, who will present it to the seller, or your agent will present the offer to the seller with the listing agent in attendance.

  4. If you have a realtor, it's always best to work with/through her.  You don't have to worry about her their feelings, they are professional enough to factor that into the equation./
