Budget 3 bed villas are usually built in a complex and NOT on an individual basis. Land is for sale at Ropes Crossing for about $150k and it will cost about another $89k plus depending on the builder you pick to put a house on your land. My suggestion is to go for a house and land package. Check out the Daily Telegraph's Home supplement in the Saturday edition, it usually has ads from builders with their packages.

The answer above is right, and the figure quoted to build is about right. It is much the same as in Perth, where the cost of land determines the cost. Cheapest blocks in Perth start from $200,000 but the average is about $300,000 which probably is much the same as Sydney.

So all up it'd cost you between $350,000 to over $450,000 depending on where you find land to build on.

The cost of land will be the biggest variable in coming up with a figure. It is possible (just) to build a modest house for under $150,000, but land will be on top of that. The further from Sydney you go, the cheaper land will be, but you will need to narrow your question down to a location.
