  1. Looks like somewhere around $80 to $100 per square foot average building cost not taking into account regional differences can be expected.  The last link seconds this estimate and talks about $80 to $130 a square foot for building cost.  For a 4,100 square foot house in North Carolina you would be looking at a cost around $328,000 on the low end, and more like $410,000 at $100 a square foot.

  2. im not exactly sure but NC rox!!!!!!! wonderful weather and very very friendly people!!!

  3. around 300,000 maybe. or less cuz your dad is the contractor. maybe more if you make it extra fancy. but have funn!!!

    hope this helped(:

  4. Depends on the materials that are being used, cost of the land, and the rates for labor that are being charged.  Generally speaking without land being factored in labor represents 1/3 of a construction cost and materials are 2/3.

  5. Depends on the local labor rates, maybe $100 to $200 per square foot.  Ask your dad he's the GC.

  6. I'm building my own 4100 sq./ft house in northern Maryland where I am sure it is a little more costly than NC.  My house has 4100sf of living space, plus a 1200 sf garage (3car) a 1000sf attic that is finished, and a 1600 sf basement that is not finished.  My house, a relatively fancy Victorian, is not as elegant as your house.  Your house has quite a few special features that will add to your cost compared to building a big square box of a house.  2 story rooms, 10 ft ceilings, brick front, and the awesome but expensive curved staircase (bet that's at least 20-30K) are out of the ordinary engineering and require a skilled crew to build or install.  I am sitting at $125/sf cost not including my property right now, and I am at the final finishing phase of installing sockets, lights, fixtures, etc.  My house has siding, not stone, which is also cheaper, and I havent begun the exterior decks, balconies, or finished the front porch.

My best advice is probably not a novel idea:  Hire subcontractors that build million dollar houses and are very picky in their quality of work.  Dont hire crews that build run-of-the mill 2500sf colonials.  Paying a little more for quality labor upfront is worth it.  Every contractor I had to replace cost me more total for him and the replacement than if I had just paid top dollar in the long run.

Remember, building your own house will probably net you an additional 33% or so of equity in the house.  If you spent $30k more on quality labor, who cares if you equity is only 31%?

And, I think this house will cost you $600,000 to build in NC. (plus the land)

  7. maybe $300,000

  8. about $100-135 per square foot is a good price

    4040 times $100 = $404,000
