How much wold it cost to add a bathroom?

My husband and I are looking at houses and found one that we really love - perfect layout, PERFECT NEIGHBORHOOD!!!!, lotsa updates (central air, exterior, windows, roof, furnance) - but the only bathroom is pretty small. The beautiful thing about this house is that it is well under 30Gs from our maximum price. We were thinking of borrowing maybe 10K more than the price of the house to update appliances, but I was curious if anyone could estimate how much it would cost to add a bathroom (full or half) to the finished lower level.

We live in Minneapolis if that helps.

  1. full bathroom....going on the cheap....

    $100 for toilet, tub, sink+cabinet, showerhead, tub faucet, lights+switches, mirror...bulbs....

    $100 water Piping+electrical

    $100 white tiles....all of them...in sheets with grout....and cauk...

    $30 paint with supplies

    $100 drywall+framing+nails+insulation+plaster...

    Should be $330 to $430 to install full bathroom on the cheap.

    I used craigslist to just look up used+demolition and surplus parts.....and then figured the cost for some new parts from the home depot site.....

    The only NEW parts are the piping and electrical....

    Yes...when I mean craigs....I mean you get everything in the bathroom for $100....including light fixtures with bulbs still in the sockets...


  2. Is the floor wood or concrete on the lower level? Does the spot you want to put the new washroom underneath an existing bathroom? If the plumber can access the the floor of the proposed washroom, then that will keep the costs down. If he has to break up a concrete floor and dig, then it will be costly. Also depending on the building codes. Some towns require copper drains and cast iron instead of PVC pipe. I'd say $5000 is a good starting number. But with construction being at a virtual stand still, you probably can get a laid off plumber or a plumber that works for a company that does work on the side. I know someone who got a guy like this and paid 2900 for everything. So call a lot of plumbers and get a lot of estimates.
