How much would a 2 storey extension be?

It would 7m x 4m, on the bottom would be a big lounge/dining area and upstairs would be a bedroom with en suite, with patio doors at one end

  1. I work on about £100 - £120 per sq ft for a reasonable specification so this would work out at about £65-70K. In the current economic climate, you may get a much better deal.


  2. Far too many factors involved to even make a guess.

    You would first need someone to draw up plans in order to get planning permission. That is expensive and can take a while.

    Next you need to find a good building firm that will do it without disappearing every 5 minutes or going bust in the middle of the work or simply messing it up.

    I suggest you get in touch with the Town Hall and get some advice before you get messed about and ripped off. In addition to getting the planning right, they should be able to put you in contact with some reputable builders.

    I'm not exaggerating - if you saw how many places have had to be knocked down again because the planning permission was flawed......
