How much would a property be reduced in value when there are electricity towers on it ?

I'm talking about an 50 acre farm property. The towers are more then 200 meters away from the house. Fell in love with the property but everyone I mention it too is very negative and tell me to stay away from it, is this such a big issue with people that re selling in the future will turn out to be a drama ? Anyone ...

  1. It all depends on whether there are easements in place. And how much of the total land fall in that easement.

    Easements prevents building on the area where the easement is and has to be kept clear of everything.

    Depending also on the power voltage there are links to tumors and cancer so people also believe there's a health issue as well.


  2. I don't know that it would actually decrease the value much but you would have a hard time reselling it due to that fact. I personally wouldn't take the chance on living there.

  3. It might sell at a reduced price because of the towers.  But, you will be buying it at a reduced price because of the towers.  It will be a wash at the end.

    However, you're also talking 600 feet away.  Many urban properties are within 600 feet of electric towers.  It's just not noticeable because there are many homes in between.  Maybe several years down the road, those 50 acres will be occupied by housing subdivisions, and you will not even notice the towers from the farm house.

    Double check for other recorded, but unused, easements.  You want to make sure none of the other 50 acres are going to be occupied by utility equipment in the coming years.
