I have a 4 bedroom house and I wanted to expand some things and add some things, like my kitchen is 9 X 11, and if I made it 13 X 16, and add 3 extra room that are 13 X 13 for a new floor with 1 extra bathroom, sun room, and lets just say one more 13 X 13 room, I live in Minneapolis, MN, how much would this cost?

  1. ball park..........$ 100,000.00

    lic. gen. contractor

  2. Check around with different contractors.  Get several estimates.  Some contractors will charge more and it is difficult to tell.  Good luck.

  3. This can be SO varied depending on your location, what type of house you have form framing, to insulation to plumbing & electric, to the type of lot you have to getting engineered drawings & going thru the zoning process, etc. Also depends on what you want to do to it - ie, what type of cabinets, lighting, bath fixtures, flooring, etc.  It would be safest to call a few contractors to get some bids. Ask if they give free estimates so you are not obligated.  Ask friends/family/coworkers for referrals. Then ask for references for each contractor & call those people to ask what their experience was like.  Check to local contractor's board to see if any complaints have been filed against them.  When you talk to the contractors, ask them what type of materials they will be using - are they doing home depot projects or do they use suppliers & lumber yards, etc that they have relationships with?  See if the contractor is organized & gives a detailed quotation, then compare them.  Beware of the folks that hand you one scribbled price on a piece of ripped out notebook paper (I've seen it before!).  Then the best practices is to throw out the high-ball bid & the low-ball bid & go from there.

What you are considering is a big endeavor.  If you just want to start out by getting a rough ballpark, call them contractors & explain what you just did in the post on the phone & ask them to throw out a range, but remember this will be shooting from the hip.  It's all in the details.  Good luck!
