Don't forget there are other expenses after it's built. If this is to be a business, you really should study business and create a business plan. Most businesses don't make money right away, for example, so you have to have money to cover for that period.

Well, what kind of theatre?  Professional quality?  How big?  Are you rehabbing an old building, or is it a new construction?  Do you already have architectural plans?  You're talking about in the tens of millions of dollars for a decent theatre!  Best of luck to you!

Are you including technical equipment, a flytower, wing space (I sincerely hope so!), control equipment?  Tens of millions, anyway.
