How much would this cost to fix.?

we kinda have a big house (2 stories+basement)(about 4700 sq ft) and we have to tear the roof down and put new shingles on. how much would it cost to have someone do it plus the materials. thanks

  1. depends how much you need. is your roof gable, hip, mansard, flat, shed style. How many squares of shingles will you need. What is the pitch of the roof. Standard 4/12 or as steep as a 14/12. A lot of questions come into play. And when you say tear the roof down i assume you mean a complete tear off which includes tearing off the existing osb and replacing it along with the paper and shingles. Many roofers will charge more if the roof is steep.

  3. No one can truly answer your question.  You don't give enough information about where you live, what options you want (dumpster with haul away), what type of shingles you want--they range from utilitarian to super expensive and ornate, the labor costs in your area, etc.

    The steepness of your roof, what condition the underlayment is in, repairs to that and other wooden portions, etc., all affect costs.

    Your best bet is to ask around, see who you know who has had their roofs done recently and get some names.  The company that won't come out and give you a bid is the company you don't want.  Get at least three written bids. From the first one, (make sure the second and third know about it, but don' t show it to them,) use the info on what they would suggest and ask those same questions on the second and third.  If two say your wood is in great shape and one says you need $900 worth of wood and labor for repairs, you need to make that one show you the actual damage.  It is not uncommon for you to ask bidders to come back for a second visit--in fact, if they don't hear from you they will probably call you to find out what you are thinking.

    That is the only way I can see anyone giving you a basic estimate.  Your negotiating power will lie only in the materials used, probably not in the labor itself.  you can lower the cost by going with less costly materials, picking up and hauling off the old shingles (I would strongly advise against that--it is very hard work and messy), and/or scheduling the work for "slow time" which is when construction slows in your area and companies need the business and will discount a small bit.

  4. Micheal call your local roofer from yellow pages for exact quote, the two story will add some expense.  The price will start at $10000 depending on your area, anything less will be a bargain.
