  1. As a Landlord, I have the carpets cleaned yearly.  It's my house and I want to make sure the carpet stays functional for as long as possible.  It's much easier to pay the carpet cleaning fee than to replace it at the end of the tennants lease, or to haggle over deducting it from the security deposit.  I find I have much happier tennants and have NO issues with them paying their rent on time.  I also pay for exterior pest control every other month, simply because I want my tenants to be happy and care for my property.  So far, so good.

  2. @Guest8315 - all you had to do was answer the question, no need to make the person asking the question feel stupid for asking the question.  A simple "Unless stated in the lease, the landlord is not required to clean the carpets".  See how easy and nice that was?
