How often should our landlord be contacting us?

our landlord has called us 1-3 times per week, a few times telling my fiance all about her divorce, which has made him really uncomfortable. Recently we were definitely in the wrong by having a pet, which we were watching for a friend, on our property for a week. our landlord found out because she walked around to our back gate to drop off an air filter (which by the way she just dropped one off last month) now she wants to make weekly inspections. is this allowed? even before the dog incident I felt as if she was invading our privacy by calling so much and often after 7pm. I would love to get out of this lease without having to pay the remainder, can anyone offer any advice?

  1. As far as the calls, either don't accept them or simply tell her to stop unless it has to do with the rental.

    If the air filter must be changed once a month, the landlord has the right to at least drop it off for you. If it were me, I'd enter every month to change it myself just to make sure it was getting done.

    Your just upset about that because she busted you with the dog.

    You were in breach of the lease by having a pet in the rental. The landlord has the right require regular inspections to make sure that the lease is not being breached. You brought on the weekly inspections.

    From what you have stated, you do not have a legal reason to break the lease.


  2. Refuse to discuss anything other than business. By breaking a major clause of the lease you have opened yourself up to these inspections.

    She's a lonely broad, but you are not obligated to entertain her. Follow the lease and keep repeating: "I am not interested in your personal life, make your inspection and leave please."

  3. Legally she can make daily inspections...providing she gives proper notice as per you state laws.  Most states require no notice.

    If you feels she's calling too often, tell her that you would prefer she not call unless it has something to do with the apartment/house.

  4. Reenzz is half right. She can't made daily inspections that could be called harassment. You can ask her not to call unless it has something to do with the apartment. Normal for an inspection would be every three months then less often if she doesn't point out any concerns.

  5. Your landlord sounds like a weirdo, but unfortunately, she owns and you rent and you signed a legally binding contract.

    The air filter visit is normal b/c they do need to be changed once a month, especially if you are using cheap ones.

    Weekly inspections is ridiculous and I think it interferes with quiet enjoyment.  

    You need to be blunt with her, tell her you are uncomfortable with that and can already tell her that you won't be renewing your lease if she insists on weekly inspections

    That will probably be enough to stop her.

  6. Call your local Legal Aide office and ask to make an appointment. This woman is definitely intruding.

  7. Do you have caller I.D.? Simply don't answer the phone when she's calling.


  8. I can only assume from my own experience with rentals that you are fully entitled to a notice prior to any inspections.

    Your lease shouldn't say anything about having to put up with constant contact with the owner.  Everything should be done in writing first.  If not, then whichever the case, one of you would be in the wrong.  I think you might be onto something here.  I'd definitely check further into it.  Good luck
