How safe is the neighborhood around 1001 3rd street sw in DC? ?

Saw an ad for the 1001@waterfront apts but I am not familiar with the area. Any feedback would be appreciated

The area around the waterfront is an up-and-coming area and the crime isn't that bad. In fact, since it's more sparsely populated, the crime is significantly lower than some other areas that are considered far safer, such as Georgetown. The only issue is that while there isn't much crime directly in the area, there are high-crime areas directly to the east of there.
