Question:

How timely and when should an apt manager change the carpet?

I've been in the apt for a year and when I moved in the carpet was sub-standard. I've tried to clean it many times to no avail it doen't look too much better or worse. How and when should I ask for new carpet?

  1. ask now!  don't wait.  

    if he says no, propose a rent exchange.  I've lived in MANY places where they'll deduct rent money for work done, or upgrades YOU pay for.  get permission first of course, but this is a way to get what you want without them having to put out the initial expense...  they don't like spending money.

    and express how much you want it.  if they get the impression they can just brush you off, they will!

  3. When I lived in an apartment the carpet was a hideous 3 color shag. It was in perfect condition, just ugly. Very ugly. When it was coming time for my lease renewal, I informed the property manager (in a very nice way) that I would be moving unless new carpeting was installed. They sent someone from their staff to inspect the carpet, found it to be in good condition, but since they wanted to keep me as a tenant, they put new carpet in anyway.

    It costs the apartment management hundreds of dollars to prepare an apartment for a new tenant. They have to clean, paint and send a maintenance crew in. Not to mention the utilities and the rent they won't collect while the apartment is vacant. Replacing the carpet (now) might actually save your management company money in the long run. Particularly if you are a good tenant.
