How to Rent a South Florida Villa?

We recently made a contract on buying a new house. We close on August 21st. We want to rent out our current Villa that we live in now. It's a 2/2 in Deerfield Beach, FL. We are hoping to find someone to rent it by Sept. 1st.

This will be the first time that I rent a place. I added a service contract on the house through service america to help with any problems in the house. The house is completely upgraded and very nice so I want to find a good person/family to rent it that will take care of it.

I now need to find these renters. I currently have posted it on craigslist for $1300 a month. I also have put a For Rent sign with a info tube in the front yard. So far, the only people that have have called are looking for very cheap rent.

Does anyone have any advice as to how to find good renters who are looking for a nice house and not just a roof?

Where should I advertise to get the best bang for the buck?

Any other advice on renting is helpful also.

  1. Where in Deerfield is it?  On or near the beach?  I live in Deerfield and know that 1300.00 is kind of high, in today's market for a 2/2 unless it's on the water.  A coworker rents a 2 bedroom in Pompano for 1200.00 with an ocean view.  So you may need to re-think your asking price.  I live on Military Trail just north of Hillsboro, and townhouses on a canal with ocean access don't rent for  that much.  Good luck.
