I want to build another house. I don't know how to do that. Also lumina still wont come over

Build another house?  Do you mean the Island house?  To do that all you have to do is first own the island.  That requires that you start a season with maximum money.  You can then buy the island for 900,000,000.  After that building the house is simply a matter of having the woodcutter do it.

If you mean expanding your house, then you need to do some different things.  First buy an item a day from Karen's Supermarket for 10 days.  This opens the Harvest Sprite Shopping Channel.  Watch the channel every day.  When the channel offers the table, buy it.  Once the table has arrived the woodcutter will start selling the first house expansion.

Err, could you rephrase your second question?  You normally have to go to HM characters, not the other way around.
