  1. Just make sure that the ground is sloped to fall 8 inches at 12 feet out. This will make water flow away from the house and should eliminate any foundation problems.

  2. Depending on the type of foundation.

    Older brick foundations need to be checked for cracks and settlement. Old mortar tends to crack and fall out. Tuckpointing is needed every 10 yrs or so - just in some areas. You can also apply a sealer over the brick to help keep it from soaking up water.

    Poured concrete foundations need little care, other than a visual inspection every few years. If small cracks appear that is acceptable, large cracks over 1/4" wide need looked at.

    In colder climates if water does not drain away from the foundation it can actually freeze and the pressure from ice being contained against a foundation wall can push it in.

    Keep soil draining away from the foundation, make sure your gutters work properly and do not overflow which lets the water fall close to the foundation.

  3. House foundations require no maintenace that I know of.

    If they need maintaining then there is a problem with durability.
