  1. 3 coats of poly drying 24 hrs between coats recommended

  2. first make sure that you can get the old finish off with just a buffer and screen.

there's a good chance you'll have to use a floor sander and grits of paper ranging from 40 to 100.

if you're sure you can just screen it use a buffer that's heavy enough and screens ranging from 50 to 120 grit. use whatever it takes to clean and smooth the floor for a good finish.

as far as finish goes, it's similar to paint in that there are grades of quality in the finish. there are water borne finishes that are very good because of low fumes and fast drying.they are almost always more expensive than oil based finishes. as for oil base, they leave an oder that takes a while to fade and oil base takes much longer to dry.

whether you use oil base or water base, three coats is the normal amount to be used.

it's important to buff the floor lightly between coats. nothing heavy, just enough to get the floor smooth and scratched enough for a good mechanical bond of the polyurethane.
