How to sell your home?

I want to sell my three bedroom home with two full baths. The house also has an in-ground pool and two additional rooms and full bath in the basement. The house has become too big for me since my children are now graduated from college and married.

What do I need to know in order to sell my house the best way?

  1. I agree with the other two answers to an extent. get a good agent question is how to define good. They work on commission and have a reputation for the industry as being akin to second hand car sales people this of cause does not apply to the mojority of agents. So get what they call a C.M.A. see if you feel the comparisons are good.That means they know the area and local market well.

    They should be able to come with a number of homes; as similar as possible to yours size number of rooms, location, Sq Ft. etc.that have sold in the previous 6 months. Comparisons against what is active on the market is no good (they have not sold). Realtors will not know in many cases if the home that sold was in much better or worse condition than yours ( Say your home is 25 years old and you have recently applied good taste andcompletely remodeled it,(not on the cheap) they will not necessarily know if homes in the comparison have been completly remodeled).

    Drive around look at their comparisons see if they reasonable from your perspective, get two other agents to do a market analysis and see how different the comps are and if they are significantly different, find out why. Go with the one who seems to be most reasonable and ask for references or better still if you know somebody that has used the agent check with them.

    Do not over price it. (there is know emotional value for the buyer only the seller)

    Getting an agent that is relatively new to the business, is not necessarily a bad thing.They will for the most part be working hard to prove themselves and not tainted by bad habits and some bad practices.


  2. Call a Real Estate company and ask for an agent to give you a market analysis. They will tell you what your house is worth and what they would do to sell it and what they would charge. You can then decide to go with them or sell it yourself.

  3. Well; first thing is to get a Professional Appraisal so you know the fair and proper market value of your home.

    2nd is to get a Major Real Estate Company to list your house to sell it for you ......

    Ask the realtor how many homes he / she has sold in the last six months ? See how many they have listed now ect .... Go with a company like Century 21, Coldwell Banker, or like I currently have ..Remax !!

I have been working in the industry for 12 years as a loan specialist and what I do in this market and I do this wnenever I have a client wanting to sell there property or a realestate agent listing a sales price and I want to make sure this price is exceptable is call  2 to 3 appraisers in your area and ask for a comparable sales analysis for your area. I have found that recently i am doing this for the Realestate agents also. They set a price with there seller so i call 3 appraisers and sometimes more if needed to get a firm price on a home then that becomes the true listing price

  5. Get an agent.  You know that saying, "it's what you don't even know you don't know," it totally applies here.

    Realtors are very educated these days, and they work to protect your best interests.  

    Oh, and don't over price your house.  That's the biggest mistake sellers make. Remember, what you want to get for your house is not necessarily what your house is worth.
