  1. You are fortunate to have land near airport a main capital for logistics and warehousing.  As you are a novice to business, better get hold of some one who is well versed with warehousing business and can come in with the capital.  (Caution:  Hold the land always in your name to protect you from future problems if any come on the way)  You can lease it out to the new business you propose to start jointly or even collect monthly rent with equal capital participation.  all the best

  2. As you are new to the field, you may find it very difficult to handle the warehousing business in the beginning. It requires lot of formalities to be completed with the Customs Department. You are also expected to take full safety of the premises, with Insurance cover. Hence, to start with it is better to lease the land to other people / group of people, who are already having a warehouse in the vicinity. You can also become a working partner, by giving your land as your share to the capital. Get yourself involved in day to day procedure of running the House. Once you establish full confidence, you decide to have your own. As you get a share in profit, which is more than the rent you get, your financial need is also covered. Good luck.
