How to write a legal land contract?

I am interested in purchasing a mobile home from a friend with land contract terms. We haven't wrote out an agreement yet. I need to know how to do it stating that she will no longer be responsible for payments and that if something should happen that she couldn't say i have not made any payments and take the house back just because she wants to. I am moving in and taking over payments, no down payment is going to be involved. Any help is welcomed

  1. You're doing a contract for deed with the owner, very typical, and you would be better off hiring an attorney to draw it up for you for a few hundred dollars so it's correct.  Mine is 5 pages long, if that's any indication to you how much "legalese" is in one.  :)

    Do the math.  If you're paying $10,000 or whatever, isn't it worth it to pay out $200 to a lawyer to make sure your investment is legally yours?
