Question:

How would an American go about buying land in Jamaica?

We've been to Jamaica 4 times. Last time we went, we met a gentleman from the USA that was buying property so he could have a retirement home some day. Ive heard this is very difficult if you aren't a Jamaican resident. What's involved? I'd like to buy some land now and when we retire, be able to go there and stay as long as our passports allow at any given time....?? Is it possible? Is the land super expensive?

  1. Land prices depend on location. Rural areas are less expensive. I wish to own land there somday too. I am always checking out www.cbjamaica.com or sangstersrealty.com

    They have agents who work specialise in foreigners buying land. I do believe you have to hire an attorney to handle the paperwork for you. I have met many ex-pats while traveling around Jamaica so it must not be too tough. I think the land it affordable when compared to land in the States. I also think that to live there, you have to come back to the US once every 3 months. Once you have done that for 4 years you can apply for Jamaican citizenship and carry dual so you don't have to go back to the US anymore. I was told by some Jamaicans that you shoud find a friend in JA. to do your bidding for you if you buy from a citizen of JA so you can get the land cheaper.


  2. My Family used to go every year so got to know the locals in Nigril... My family was given land by a Jamaican family right next to where the Hilton's own land...  They are a poor family but by Jamaican standards I guess they are doing well...  I don't know if the land is expensive or not to be honest...  It is a beautiful but crazy place and has one of the highest crime rates per capita...  It has changed a lot...  since I was a child (40 now)  It may well be true that is hard to acquire land if you are not a resident...  We have a foundation but no house built yet on the land...  It was given to my parents as a gift as they befriended a Jamaican family and helped them out over the years ... My mother became best friends with the mother of this family who had a lot of land in the hills...  She wanted my mother to have a piece of her land and so that is how my family acquired land...  It is crazy because the sons did not have to honor their mothers wishes but they did...  And they each have like 8 children a piece!!!  I personally feel uneasy there these days beyond the protective walls of resorts...  It is kind of crazy there...  Just not the same...  It is still beautiful though!!! Good luck...  I know I was not much help...  Personally I would not want to live there...  I love the culture and have a strong connection to Jamaica but it is just not the same place I grew up loving...
