I will be renting one bedroom in a townhouse for one month only in the amount of 500$. They only require that amount (no security deposit)

I will be paying it on or before the first of september. I will be giving them a money order. I will be living there from sept 1st to sept 30th.

There is a washroom attached to my bedroom. Bedroom is furnished and comes with bed, tv, table, chair and wireless internet. Phone is not to be used.

Kitchen and Laundry room are to be shared with rest of household (2 adults and 2 kids)

Chores: keep the kitchen and other used areas clean.

  2. Your English is fine. you want to call the areas that everyone uses- kitchen, living room, laundry, etc. "common" areas.

    You will want a receipt for your $500.00 payment, from the landlord.

    You can buy a lease from Office Max or Staples that is pre-printed, and cross out all the things that don't apply. You don't need to write one yourself. good luck@ your temporary home.

  3. Only a fool writes their own contracts. Find a professionally written one.

It is the landlord's obligation to provide the lease.  There are preprinted form leases for your state available at places like Staples, Office Max, etc.  Cross out things which do not apply, and both landlord and tenant must initial each item changed, crossed out, or written in, in addition to signing the lease.

  5. Since you're gonna rent for a month only, an oral agreement is good enough and consider valid in court esp. in CA.  You just ask the LL for a receipt of the rent you paid and put "no security deposit required" on the receipt with her signature before you move in.

    If you really want to draft a contract, the following info. need to be in it:

    1. names of LL and the tenant

    2. the address of the rental property (specify if it's just a room in a house)

    3. the amount of the rent

    4. when the rent is due, to whom it is to be paid, and where to be paid

    5. the amount and purpose of the security deposit

    6. the amount of any late rent or returned check

    7. whether pets are allowed

    8. the number of people allowed to live in the rental unit

    9. whether attorney's fees can be collected from the losing party in the event of a lawsuit.

    10. who is responsible to pay the utilities

    11. any promises by LL to repair including the date that it will be done

    12. also the term of the lease (yearly, monthly, start date and expiration date)
