You may as well put  down the asking price  as what you are accepting  for beginning offers because no one will even bid at your asking price. Beautiful country home. The ad could live without the picture of junk under the porch.

I would change the pictures.   None that look like you collect junk.

1 picture of the outside, the other 3 inside, with at least one of the kitchen.

Also, add Open House to your title line and only give the real price, not two prices.

.  I have held many open houses.  I think your ad is a good idea.  I used to want lots of people to come to the open house.  Now i only want 1 serious buyer to show up.  All the rest are just looking.

Why have an asking price when you will accept something much lower?  It seems odd to have 3 pictures of the outside of the house and only 1 of the inside, kind of makes it seem that the inside isn't much to look at.
