I'm in a low to moderate flood zone, should I get flood insurance?

just wondering.

the map of my house say I'm not in the flood zone.

  1. Your insurance company or agent can give you a quote.  Flood insurance for those not in a 100 year flood plain is actually quite inexpensive (it's called a "preferred risk policy") and you can chose your coverage level.


  2. Well, that means coverage will be cheap for you.

    If it won't break the bank, and will let you sleep easier at night, sure.  But have a big sit down with your agent, to let them explain exactly what is and is not covered, under a flood insurance policy.

I would suggest you get it  - remember floods do not know where the manmade lines on a map are!  Also, it would cover "mad made" floods - say your neighbors above ground pool burst & all the water headed right to your house & flooded you out.  Your agent can explain the definition of a flood that would trigger coverage.

    Also, the last statistic I heard is about 1/3 of all floods happen in low to moderate flood zones (B, C or X).  Our whole area (2 states) just got remapped in the last couple of years due to floods in places that were not special hazard areas.

    Talk to your homeowners insurance agent.  You can get a "preferred risk" policy that includes contents coverage for pretty cheap (last time I quoted someone in my area it was $352 for $250,000 dwelling & $100,000 contents with $500 deductibles - the same coverage in a special hazard zone would probably be over $2,000 per year if you didn't purchase contents).
