I'm in the middle of a divorce and need to sell my home fast, should i sell "as is" or try to fix it up?

  1. Consider if by "fixing it up" it would increase the selling value beyond what you may have to invest in it. If it'll get you a significantly higher selling price (or at least more than pay for the time/effort you put into the fixes) then by all means...fix it!

    If the fix-ups aren't going to get you more money, then do only what you have to (and can afford) to get it sold. Not knowing what is needed, I can just say by not fixing some things you may kill potential sales so consider what should be done to make it more appealing to buyers, versus it sitting on the market for months because people viewing it don't want to do the work themselves.

  3. Homes are not selling to fast these days any where so you might want to make it appear really nice and fix it up a little, especially curb appeal. Make the kitchen look spotless and don't leave any junk around. Counters should look clean and roomy. The next thing you want is a spotless bathroom. These are two rooms that need to look very good. Make sure all drapes and blinds are open. Let plenty of sunshine in. No one likes a dark house. If any of the rooms are painted dark red or dark green, you might want to paint them a neutral color like beige. Make sure everything looks neat and tidy. Make sure the house smells good. Don't over price it.  

  4. you should fix it up if possible.  if you sell it "as is", in this housing market, you are going to take a huge loss.  you are also going to limit your selling pool, as a lot of people see "as is" on a listing and immediately move on.  that, and a super low price on a house usually raise red flags that something is wrong with it, big time.    

  5. some 'fixing' is easy : a new coat of paint, new handles on cupboards etc.  Dont spend too much time and effort on it though - better to make it look smart and get what you can, then move on,  Good luck.

  7. Depends on how much money you want to get out of your house.  If you want more for your house then fix it up.  If you are just wanting to get rid of it...sell as is.  Good Luck!!
