I am looking to move out for October 1st in Halifax, Nova Scotia, Canada. I want to get an apartment but I am not interested in signing a 1 month lease. I am interested in renting from October 08-June 09 (eight months) and was wondering if you can even sign an 8 month lease- or are most landloards interested in getting people to sign on for a full year? I'm really unsure about the whole process, so if anyone could educate me on sublets, etc.. It'd be greatly appreciated.

  1. Terms of the agreement, state the time involved...if you don't like them you change them BEFORE you sign your contract.  OR you can ask the landlord to be generous and let you have a six month lease with a month to month lease when it expires...that way you both get what you want.

  2. A lease is just whatever you and the landlord agree to.

A year is used most often because it's convenient. The upside for a landlord is a lease guarantees the property won't be vacant for awhile. The downline is he can't raise the rent during that period. The downside for you is you can't predict what the future holds for you. You could sign a lease and, two months later, something unexpected happens.

The best solution is to be honest with the prospective landlord and see what happens.
