  1. You have to be legally  notified as one of the owners on title, but you are not obligated for any of the costs.

However, it's your equity (if any) that will be lost.

  2. You're fine.  It's the bank who goes after those on the loan that are in trouble.

    Pack your bags and walk.

  3. How did you get onto the title of the property? Are you married to the person who is on the loan? Are you a joint tenant?

If you are married to the person who took the loan, foreclosure just might affect you, too.

If you are asking whether the foreclosure will show up on your credit report, no, it should not. It will only be on you husband's report if the loan is in his name only. You did not get the boost in credit score from the mortgage when times were good, and you don't get it when it forecloses.

If you are asking whether you two will suffer because of the foreclosure, well, it depends on if you both apply for credit, such as another home loan, where they consider both credit records. Then, the lender will see your clean credit report and your husband's foreclosure.
