How much do you think that would cost to repair and what complication's come with it?

  1. Repair of a damaged floor joist should not be too bad.  Usually just a matter of "sistering" another joist to the old one -- the new joist would be placed beside the old and fastened to it.

    Pipes, wires or ducts running through the joist or beside it can complicate matters.  Anything running through the joist may have to be disconnected, pulled out, then reconnected.  Your best bet is to have a contractor look at it before you buy.

    I think the bigger question should be what caused the problem in the first place.  If the joists are undersized, what will happen to the rest of them?  If there was some kind of accident or vandalism, were any other parts of the house affected?  A report by a qualified home inspector would be a good idea.


  2. Can't tell you without looking at it, but there are two methods of repair.  Replace it or install a new joist next to the old one.

    I've never done one for less than$200 or more than $800.
